Terms and Conditions
We want everyone who stays with us to have a fun-filled and safe glamping experience, so we have put these terms and conditions in place to keep our guests, ourselves, and our animals safe. Please make sure you read them carefully as by booking a break with us you are agreeing to our terms and conditions. If you have any queries or need any further information, please contact us.

Booking, Cancellations and Payment
1. Cancellations should be done in writing (email accepted), if done up to 28 days before arrival your £50 deposit will be kept as a cancellation fee. If you cancel between 28 days and 7 days of your arrival date 50% of the total cost of your stay will be kept as a cancellation fee with a minimum fee of £180 and the remaining will be refunded. If you cancel up to 7 days before your arrival date unfortunately no refund will be available.
2. A non-refundable and non-transferable £50 deposit must be paid at the time of booking which will be deducted from the remaining balance, the remaining balance will be due 28 days before arrival. If the booking is made within 28 days of the check in date, then the full balance will be due upon booking. If the remaining balance is not paid on or before the due date your deposit will be held, and your booking will be cancelled.
3. We are unable to control the weather and in bad weather we are unable to offer a refund and the normal cancellation policy applies.
4. No stag/hen do's allowed or large adult only group bookings.
5. One dog is allowed in Rosebay, Esmerelda, Whinifred and Mabel and up to two dogs in Gladys and Lola which is charged at an additional £20 per stay if paid for prior to arrival, all dogs must be added on to your booking prior to arrival. Arriving on site with a dog not on your booking will increase the charge to £40 per stay once on site.
6. We do not accept bookings for any unaccompanied under 18's and strictly no under 18's in Esmerelda, Whinifred or Mabel.
7. We reserve the right to refuse, cancel or refund any booking.
8. We strongly recommend you take out your own holiday insurance.
9. Only those stated on the booking are permitted to stay.
10. The lead guest named on the booking must be staying on site unless agreed with the site prior to the stay and actual guest contact information provided.
On Site
1. We reserve the right to refuse access to any guest exhibiting unacceptable or anti-social behaviour and in the event of having to do so there will be no reimbursement of the booking charge.
2. All our accommodation is no smoking or vaping so please smoke away from any open doors and windows and dispose of any cigarette ends in the outdoor ash buckets provided. Leaving cigarette ends on the floor around your accommodation or anywhere on site will result in the additional cleaning fee being charged.
3. Dogs must always be kept on a lead around the site at all times except for in the dog agility course, cleaned up after, not allowed on the furniture or left unaccompanied in the accommodation. Failure to clean up after your dog will result in the additional cleaning fee being charged.
4. Disposable BBQs are not permitted however charcoal BBQs are provided, please bring your own charcoal. There are ash buckets provided on site to safely dispose of any hot ashes.
5. We are a family friendly site so please keep noise levels to a minimum especially between the hours of 10:00pm - 7:00am.
6. Fireworks and Chinese lanterns are strictly prohibited. These are very scary for the animals and can cause grave damage to the countryside and wildlife.
7. Please take extra care when using the wood burning stove in your unit. Any additional firewood can be purchased on site, your first bag is included in your break. You may bring your own however please burn dry hard wood ONLY.
8. Please ensure you thoroughly read through the instructions for the wood fired soaking tub which is included in your booking prior to use. These are included in your arrival email and can be found within the guest information folder inside your accommodation. We cannot be held responsible for any injury. Any damages will be your responsibility and it is your responsibility to ensure the soaking tub is used safely, correctly and maintained during your stay. If you're unsure on lighting or maintaining your tub or have any problems, please get in touch and we will be happy to advise.
9. We cannot accept any responsibility for any loss or damage to personal property whilst on site and we will not return any lost property unless return postage is organised and paid for by yourself.
10. We are a working farm so please be extra cautious of farm traffic and heavy machinery during your break.
11. Please take extra care around the animals, do not enter their paddocks at any time. The animals may bite. Please wash your hands after touching the animals.
12. Day visitors are permitted between 9:00am-7:00pm.
13. There is one parking space per unit except Gladys which has 2. All vehicles and contents are left at the owners’ risk.
14. Plug sockets and charging points in your accommodation are limited to 5AMP only anything above this will trip out the electrics.
15. Strictly no tent pitching allowed and no over night sleeping in the car park.
Checking in and checking out
1. Check-in and check-out times are as stated on your booking confirmation.
2. If you haven’t left your accommodation by the time stated there is £30 late check out fee.
3. Additional charges will incur for any damages. Although we do understand that accidents can happen which may result in
some minor damages so, please let us know during your stay should anything occur.
4. There is a £20 additional cleaning fee if the accommodation is left in an unsatisfactory state and additional cleaning is required
